Chapter 5: Huntingtown Town Center Master Plan Update

Public Input Meeting
The Department of Planning & Zoning held a public meeting at the Huntingtown Volunteer Fire Department on Tuesday, Oct. 14, 2025. Thank you to everyone who came to the meeting and provided feedback. We appreciate your involvement, and will take all feedback into consideration.
In November and December 2025, P&Z will provide feedback to, and seek guidance from, the Planning Commission and Board of County Commissioners on next steps. In early 2026, P&Z plans to hold another public meeting to discuss the next steps on the town center master plan update process.
Survey Results
The Department of Planning & Zoning made an online survey available to the public from July 23 to Aug. 25, 2025, for the Huntingtown Town Center. The purpose of the survey was to gather public feedback on the vision for the town center in preparation for its master plan update. The survey is the initial step in updating the town center master plan. The process involves several meetings with the public, Calvert County departments and the Planning Commission before seeking adoption from the Board of County Commissioners.

What is a Town Center Master Plan?
In 1983 Calvert County adopted the Town Center concept and designated the land within these areas as primary designated growth areas. Future development in these areas is guided by a Town Center Master Plan. The Master Plan guides decisions on the long-term development by providing a future vision of the roads, water, wastewater systems, public transportation, and high-quality internet communication systems, together with public amenities such as parks, town squares, trails, sidewalks, bikeways, indoor recreational and cultural facilities.
Why is it necessary to have a Master Plan?
A Master Plan is an opportunity to provide a guide for the future development of a Town Center with the assistance of the community. A draft plan is created, reviewed, and accepted based on the community’s input. Zoning is then updated based on the approved Master Plan.
Why is the Master Plan being updated now?
On July 16, 2025, staff will seek guidance from the Planning Commission to begin the Huntingtown Town Center Master Plan and Zoning Regulation update process. Typically, Master Plans are updated every decade or so, but the Huntingtown Town Center Master Plan hasn’t been updated in 32 years. It is important to review the plan to make sure that the previous visions from 1993 are still relevant. Economic development trends, retail, transportation, and recreation needs have changed and evolved over the years. In addition, the Huntingtown Town Center Master Plan should coincide and support the Calvert County Comprehensive, Transportation and Parks and Recreation Plans.
Who is involved in updating the Master Plan?
Anyone willing to share their opinion! Healthy conversations with the community are vital to the success of the Master Plan. Community meetings are planned where citizens can join the conversation and voice their opinions and concerns. The new plan is not adopted until a draft is written, presented to the community, and recommended by the Calvert County Planning Commission and adopted by the Calvert County Board of County Commissioners.
